On the French Riviera, the word \u00ab\u00a0luxury\u00a0\u00bb appears in almost every listing. What rarely appears is the detail that matters most to couples: whether the pool is genuinely yours. Here is what to check before booking a luxury g\u00eete with a private pool and jacuzzi<\/strong> \u2014 and what our three properties actually offer.<\/p>\n\n

\u00ab\u00a0Private\u00a0\u00bb is not always private<\/h2>\n

This is the single most useful question to ask before you book, and the answer is often revealing.<\/p>\n

How many properties share the pool?<\/strong> Many listings describe a residence pool shared by dozens of apartments as \u00ab\u00a0private access\u00a0\u00bb. A genuinely private pool serves one property only.<\/p>\n

Are there opening hours?<\/strong> Shared pools usually close in the evening. A private one has no timetable \u2014 which is precisely what makes a late-night swim possible.<\/p>\n

What can you see from the terrace?<\/strong> A pool overlooked by neighbouring windows offers little privacy, however well appointed the property may be.<\/p>\n\n

Heated \u2014 but to what temperature?<\/h2>\n

The second detail worth confirming. Some listings describe water at 24 \u00b0C as \u00ab\u00a0heated\u00a0\u00bb, which is barely above its natural summer temperature.<\/p>\n

A useful benchmark:<\/strong> at around 30 \u00b0C, the water is comfortable even when the air is cool. Below 27 \u00b0C, you have to keep swimming to stay warm \u2014 which changes the experience entirely.<\/p>\n

A properly heated pool extends swimming from April to October, well beyond the window when the Mediterranean itself is pleasant.<\/p>\n\n

Our three g\u00eetes<\/h2>\n

To be clear about what you will find: L’Asti and Le Chianti each have their own private heated pool (around 30 \u00b0C) and a jacuzzi. Le Bari has a private three-seater spa with massage jets, but no pool.<\/strong><\/p>\n

Each welcomes two guests on an adult-only basis, with a private terrace and no overlook, a queen-size bed, air conditioning, a fully equipped kitchen, high-speed Wi-Fi and free private parking. There are no shared spaces on the estate.<\/p>\n\n\n \n

Why adult-only<\/h2>\n

This reflects the layout of the property rather than a preference. The pools and spas open directly onto the terraces without safety barriers, the access paths include steps without suitable guarding, and no child equipment is available.<\/p>\n

Rather than welcome families into unsuitable surroundings, we prefer to say so clearly in advance.<\/p>\n\n

Where we are<\/h2>\n

The estate sits in the hills at Roquefort-les-Pins, in the countryside behind the coast. Antibes and the beaches are 12 km away, Nice 24 km, Cannes around 20 km, Grasse 17 km and Nice airport 16 km.<\/p>\n

What this distance changes:<\/strong> no night-time traffic, cooler evenings than on the seafront, and free parking \u2014 three things that are hard to find within walking distance of the sea.<\/p>\n

The trade-off:<\/strong> a car is necessary. Public transport serves the hinterland poorly, and hiring a vehicle at the airport is the simplest solution.<\/p>\n\n

Do all three g\u00eetes have a pool?<\/strong><\/p>\n

No. L’Asti and Le Chianti each have a private heated pool with a jacuzzi. Le Bari has a private three-seater spa with massage jets and no pool. We prefer to state this clearly before you book.<\/p>\n

Is the pool shared with other guests?<\/strong><\/p>\n

No. Each pool belongs to its own g\u00eete, on its own private terrace, with no overlook and no opening hours. The estate has no communal areas at all.<\/p>\n
